Step no. 1: Study and Graduate with BS in Real Estate Management  

The first step through the licensing process is to enroll in a Bachelor of Science in Real Estate Management (BS REM). BS REM covers the basic concepts and principles of real estate. So whether you are new or a professional, a four-year degree will give you the foundation to become a successful real estate.  It is available in any University or college accredited by the Commission on Higher Education (CHED). This bachelor’s degree is an essential prerequisite because you will learn the needed knowledge to practice in the Philippine real estate industry legally.

Step no. 2: Register at the Professional Regulation Commission (PRC) 

Professional Regulation Commission’s role is to regulate and supervise the practice of professionals in the Philippines. All applicants must take and pass the licensure exam given by PRC before working as a real estate agent or broker. To apply, go to the PRC’s website and fill out the exam application form then prepare PHP 900 for the examination fee. Be sure to have the following documents ready: 

  1.   PRC exam application form (you can also visit PRC’s official website to apply online)

  2.   Diploma in Real Estate Management

  3.   Transcript of Record (TOR)

  4.   NSO/PSA Birth Certificate or Marriage Certificate for female applicant

  5.   Valid NBI clearance

  6.   Community Tax Certificate

  7.   Duly accomplished Oath of Professional Real Estate Service (Form PRC ERB)

  8. Four passport size photos

 

Step no. 3: Pass the Licensure Exam 

The licensure exam comprises different subjects such as real estate law, standard ethics, and property valuation. Details about the examination are available on PRC’s website. You may check the website for updates and other important information about the licensure exam. Follow general instructions carefully on the exam application form to avoid delays or problems on the examination day. Then once you pass the exam, you are now one step away from selling real estate properties in the Philippines!

 Step no. 4: Register at the House and Land Use Regulatory Board (HLURB)

You are now a licensed real estate agent or broker in the Philippines! Now what? The next step is to register with the HLURB. The HLURB is the government agency that regulates all real estate activities in the Philippines. You will need to submit documents and certificates to them before conducting any real estate transaction in the country.

 Step No. 5: You are now an Official and Licensed Real Estate Professional!

Congratulations on completing all the steps and you are now a licensed and official real estate professional in the Philippines. You are now qualified to sell all types of real estate properties. For instance, you can sell low-cost housing, condominium units, and land for sale, to name some.
